HOW THE LETTING PROCESS WORKS

WHAT CAN I AFFORD?

You must be earning 30 x your monthly rent, for example if a property’s rent is £600.00 per calendar month you must be earning £18,000 per year to meet the affordability criteria.

UPFRONT COSTS TO BE CONSIDERED:

Holding deposit (equal to one week’s rent) which will be deducted from your first month’s rent subject to the references being satisfactory. Before completing the tenant referencing you should advise us if you have any adverse credit.


Tenancy security deposit (equal to one month’s rent)

SEARCH FOR A PROPERTY

The rental market is extremely buoyant, and properties are moving quickly. All our properties are advertised on the leading portals including rightmove, zoopla and prime location. If you see a property that you like, you need to act quickly. Contact our lettings team to register your interest on the property and book a viewing.


Our lettings team will a few questions to determine if the property is right for you and will arrange a viewing for a convenient day and time. Evening and weekend viewings are not a problem.

IF YOU THINK THE PROPERTY IS FOR YOU, THEN THE NEXT STEP IS TO REQUEST AN APPLICATION FORM FROM OUR LETTINGS TEAM. ONCE THE FORM IS FILLED IN AND RETURNED TO US, WE DISCUSS YOUR APPLICATION WITH THE LANDLORD FOR THEM TO MAKE THE DECISION TO GO AHEAD. WE WILL THEN CONTACT YOU TO TAKE YOUR HOLDING DEPOSIT AND BEGIN THE REFERENCING PROCESS.

AFTER REFERENCES

ONCE YOU HAVE PASSED REFERENCING, WE WILL START THE MOVE IN PROCESS. WE WILL WORK CLOSELY WITH YOU TO ARRANGE A SUITABLE DATE FOR YOU TO MOVE INTO THE HOUSE.

On the day of check in you will meet at our offices at 69 Duke Street Darlington and you will be given a tenancy information pack which will include a how to rent guide, an energy performance certificate, deposit protection information, an electrical safety certificate and a gas safety certificate. You will be asked to sign two tenancy agreements, one of which should be retained for your own records. A photographic inventory will be emailed to you. This should be signed and returned to the office within seven days.

TENANCY SECURITY DEPOSIT INFORMATION

By law any money taken from you for a tenancy deposit must be registered within a tenancy deposit protection scheme.  Denham properties are registered with the deposit protection scheme who are a government approved tenancy deposit protection scheme.
